Worrying Because Your Home Isn't Selling Fast Enough?

"Who wouldn't love to buy my house?" 

Perhaps you've said that to yourself once or twice...or a hundred times since putting your home on the market.  You have kept up the home, decorated it with your own special touches, and have made improvements along the way.  You even hired a REALTOR® who took pictures, added your home to the MLS, and held open houses.  Yet, you haven't had one single offer!

In my experience as a REALTOR®, I've found there are many reasons why homes don't sell.  Let's take a look at some of those reasons below:

Price:  Be sure you are not pricing your home too high.  Nothing helps a neighbor's home sell faster than having yours overpriced.

Financing Terms:  If you haven't had any offers, perhaps now is the time to offer an incentive to the buyer.  You could consider contributing to the closing costs or paying points, as these are very attractive to the buyer.

Condition of the Home:  Have you made the necessary repairs and improvements to your home?  Remember, your home needs to be in top condition if you expect to receive top dollar.

Your Home's Location:  Where your home is located could have something to do with the speed in selling it.  Are you near a highway or busy thoroughfare?  Can you see lots of electrical towers surrounding your home?

Demand of the Market:  In Sales101, we learned about supply and demand, and this principle is true for home selling as well.  Is there a demand for homes like yours at this time?

Fair Agent Compensation:  Today, there is a large number of homes on the market, and agents are not going to show homes that are not offering them fair compensation for the work they do.  This is why I don't recommend discount brokers; in theory, it sounds like a good idea, but if agents are not paid in a fair way, they won't show your home.  It's that simple.

REALTOR® Skill and Knowledge:  When selling your home, it's very important to make sure you hire a REALTOR who is experienced and who works their business full-time.  In choosing a REALTOR®, be sure to ask yourself these questions:

1)  Does your REALTOR® have a good representation on the internet?  According to the National Association of REALTORS®, 80% of homebuyers today use the world wide web to search for homes. 
2)  What has your REALTOR® done to help you in getting your home ready to show and look its very best?
3)  What kind of marketing materials is your REALTOR® using?  Today's market calls for Virtual Tours, property flyers, postcard mailings, yard signs, etc.
4)  What is your REALTOR's® strategy in pricing your home?  Have they looked at the active, pending, and sold listings in your neighborhood in determining a selling price?
5)  Has your REALTOR® shown you your own home on the web, Realtor.com, the MLS?  Check for pictures that might be blurry or too dark.  Remember that the internet is like your home's "store front" and you want it to look its very best and have all of the correct information.
