Amelia Island Plantation is the granddaddy of all of Amelia Island. It might be said that without the foresight of the developers of Amelia Island Plantation, Amelia Island would still be a sleepy fishing village.
Amelia Island is more than a subdivision; it is a resort community within itself. It consists of condominiums, hotels, single family residence, patio homes and town houses. Shops, restaurants, health centers and golf facilities round out this beautiful complex.
Directions: Amelia Island Plantation takes up the entire south portion of Amelia Island. A1A passes through the Plantation with several well marked entrances .
Amelia Park Amelia Park is a family oriented community in the middle of Amelia Island. It is tucked in a large area within walking distance of many shops and restraints. The entire community is built around the concept of neighborhoods common in the late 1800s and early 1900s. Amelia Park won the Best in America Living Award for traditional neighborhood development at a recent International Builders Show in Orlando FL. Home prices range from $300,000 to 800,000.
Directions: Amelia Park may be entered from either South 14th St or Citrona Drive just north of Sadler Road.
Egan's Bluff Egans Bluff is a well established neighborhood in the middle portion of the Island. Great care was taken by the developer to maintain the natural beauty consisting of massive Oaks and the headwaters of The Greenway. It has long been respected as one of the most desired communities on the Island. Homes are medium in size and pricing. Floor plans range from 1500 sq/ft to 3000 sq ft with pricing running from $300,000. To $400,000.
Directions: Traveling A1A near the center of Amelia Island, turn south on Simmons Road. Egans Bluff is well marked on your left approximately ½ mile.
Egans Bluff III is another premier subdivision on the Island. Located within walking distance of the ocean and nestled within a coastal oak forest, Egan’s Bluff III is one of the more highly sought communities on Amelia Island. Home range from 2500 sq/ft to 4,000sq/ft and prices start at $350,000 to $800,000. Homes range in price from $198,000.00 to $375,000.00 for the 1600 sq/ft to 3000 sq/ft homes.

Fletcher Avenue Fletcher Avenue in itself is not a true subdivision, but a street that runs nearly the entire ocean side of Amelia Island. One half of the homes are oceanfront; the other side of the street is considered ocean view. Homes along the entire strip are extremely varied in age, size and price. Many ocean front homes are the old beach cottages of the turn of the 20th century while next door may be a new two million dollar home. This is the charm of the Island. Modest homes on the ocean side start at one million and soar to 4 million. Across the street an oceanview home may be purchase d for $450K to top end of $1 million.
Isle de Mai is one of the newest subdivisions on Amelia Island. Located near the bridge onto the Island yet out of the normal traffic patterns, Isle de Mai is a perfect new development. Each street is lined with natural mature oaks and peace reigns supreme. SEDA Construction Company, one of the area’s best developers is still building and will probably do so for a number of years. Everyone loves Isle de Mai! Homes range in size from 2000sq/ft to 3600 sq/ft pricing in the mid $300k to $450k.
Directions: Travel east on A1A across the Thomas Shave Bridge to Bailey Road. Turn right and proceed ¾ mile to entrance on your left.
Lakewood
As Amelia Island began to become the popular resort community that it is now, Lakewood was one of the first developments to take place. Not only did the employees of Amelia Island Plantation choose Lakewood as their home but it also became a popular base for many of the seniors that were retiring to Amelia. Homes are modest but well kept. Today it remains a popular community for the previously mentioned population. Homes range in size from 1400 sq/ft to 1800 sq/ft and most run in the $200k to $300k range. Homes range in price from $198,000.00 to $375,000.00 for the 1600 sq/ft to 3000 sq/ft homes.
Directions: Travel Sadler Rd to Will Hardee Rd., turn south and you will be in Lakewood.
Ocean Reach
Could anyone NOT love Ocean Reach? It is an Island community, mature in age, yet maintaining an elegance that is hard to surpass. The subdivision is a one entrance community; therefore there is no thru-traffic. A perfect place to raise a family. Due to its maturity, nature has provided a landscape that is pleasing to the eye. Homes range in size from 1600 sq/ft to 3000 sq/ft and priced from $300k to $450k.
Directions: A1A to Sadler Road, right to Will Hardee road, right to Ocean Reach on your right, about 1 mile.
Ocean Sound
True to its name, the ocean is nearby. A very small but popular community tucked in a coastal forest and well preserved. Walk to the beach. There is a large manmade lake in the center of this community that provides a change of atmosphere seldom seen in an oceanfront community. Most everyone loves this secluded subdivision. Homes range in price from $300k to $400K.
Directions A1A along Fletcher Ave to Jasmine St, west to Jean Lafitte St, right to the entrance on your right.
Summer Beach Village
Summer Beach is a large area north of the Amelia Island Plantation and south of Fernandina Beach airport, bordered on the east by the ocean and on the west by Amelia River. This huge area is home to the Ritz Carlton Hotel and consists of several small “associations communities” within is meandering boundaries. There is virtually every type of home imaginable within Summer Beaches communities. From the centerpiece Ritz Carlton hotel, to seven story condominiums to patio home and of course the ever popular single family homes. Because of its diversity, patio homes of 1200 sq/ft to mansions of 4-5 thousand sq/ft are available. Price these from $250k to $3 million.
Directions: Drive on to Amelia Island via A1A, turn right at the first traffic light, Amelia Island Parkway and follow to Summer Beach and the Ritz Carlton.
