During the period immediately following WW11 a series of home were constructed jus t east of the downtown town district that have remained some of Amelia Island real estate&amp;rsquo;s nicer homes even until today.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:14pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;Fernandina Beach has always been a summer haven for our neighbors just across the line into Georgia. It is sometimes referred to as &amp;ldquo;The Riviera of South Georgia.&amp;rdquo;Along the coast on the north end of the Island there were built many small beach cottages around the turn of the century and have had a severe influence on property values in the area since. Today, as a general rule, the further south you go on the Island the higher the property values. To me a REALTOR&amp;reg;, I feel that the real estate industry is truly at the top of the lists of industries that are most affected. I will make my case.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:12pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;Prior to the Internet, each local MLS would publish a book with each listing from within the local Board of REALTORS&amp;reg;. This book was considered the &amp;ldquo;Holy Grail&amp;rdquo; of real estate and only the select few had access to the information therein. We protected our valuable information with our life. Should anyone wish to purchase a home he only place to find their piece of paradise was from me&amp;hellip; the local REALTOR&amp;reg;. Oh, how important I was.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:12pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;Viola, the Internet was established and of course my beloved industry was a pioneer in joining the fun. Gone are the days when the buyer clamored to get an appointment with me. Gone is the precious book. Gone is my usefulness. So you think I am sad, lonely and depressed? Well, it is quite the opposite. I love it. Today, that little hi-tech couple comes to me, sheet of paper in hand, complete with description, features, pictures and all the valuable information that I once considered so sacred and says &amp;ldquo;I want to make an offer!&amp;rdquo; &amp;ldquo;Let me show you a better home down the street&amp;rdquo;, &amp;ldquo;No, that one has 127 less square feet and no back porch.&amp;rdquo; &lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;font face="Calibri"&gt;&lt;strong&gt;&lt;span style="font-size:12pt;line-height:115%;"&gt;So have I been replaced by the Internet? &lt;/span&gt;&lt;/strong&gt;&lt;span style="font-size:12pt;line-height:115%;"&gt;No, quite the opposite, only my duties have changed. Today my job is to guide, assist, council and negotiate in a manner that was not necessary in the low-tech past. My father tells of land transactions taking place with a handshake, a check and a signed deed. Wouldn&amp;rsquo;t I love one of those today. Today, that sweet young couple selects their dream home, one of the many &lt;a href="http://www.kathysellsnassau" title="What has the internet done to the real esate industry"&gt;Amelia Island homes for sale&lt;/a&gt;, and that is where I really come to work. Out come the paperwork, the disclosures, the homeowner association by-laws and constitution and all that other stuff that is necessary to complete the transaction. &lt;/span&gt;$276,800.00&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:12pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;I find it interesting that the median home in the west is more than double the median value of a home in the Midwest.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:12pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;In our local market, Amelia Island/Fernandina Beach/ Yulee and all of Nassau County I have seen and have calculated a reduction in value of resale single family homes from a high of $270,000.00 in December of 2006 to the present resale value of approximately $230,000.00 in June 2008. This represents a drop of about 15% which exactly corresponds with my personal feeling that the values of ALL homes in the County have lost 15% over the same period. We have walked past some spectacular &lt;a href="http://www.kathysellsnassau.com" title="Amelia Island, American Beach to Amelia Island State Park"&gt;Amelia Island real estate&lt;/a&gt;. We have enjoyed the historical places and the natural beauty of this unique Island. We have watched the ocean and felt the gentle breeze as well as reflected on the awesome power that lies just under the surface of the gentle waves. What a pleasure it has been.&lt;/font&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;font face="Calibri" size="3"&gt;Now just ahead is the gentle giant that figuratively put Amelia Island on the map. Until the creation of The Amelia Island Plantation; Amelia Island was a virtual unknown. Fernandina Beach was a paper mill town and a sleepy fishing village. Few people even knew the name of the island only the name of the village, Fernandina Beach.&lt;/font&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;font face="Calibri" size="3"&gt;Approaching Amelia Island Plantation we are immediately aware of its size and splendor. Once again, as was the case at Summer Beach/Ritz Carlton, the developers were extremely conscious when it came to the preservation of natural horticulture. The building themselves, whether they be condo, commercial or hotel, are places in a manner that nature would be disturbed to the minimum.&lt;/font&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;font face="Calibri" size="3"&gt;I will save a more detailed description of Amelia Island Plantation for another blog (or two or three, or twenty).&lt;/font&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;font size="3"&gt;&lt;font face="Calibri"&gt;As we pass the southern portion of Amelia Island Plantation, we experience a most unusual phenomenon; a public beach access for the citizens of the area. County officials have seen to the fact that beach access will not be denied to local residence.&lt;span&gt;&amp;nbsp; &lt;/span&gt;&lt;/font&gt;&lt;/font&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;font face="Calibri" size="3"&gt;South of Amelia Island you pass several smaller condominium complexes that have been inserted into the rambling golf course just off the beach. Amelia Retreat, The Residence and the crown jewel of Amelia Island, The Sanctuary. &lt;span&gt;&amp;nbsp;&lt;/span&gt;The Sanctuary is a group of twelve single family residential lots, each composed of just over one acre and each having frontage both on A1A and the Atlantic Ocean. This is truly Amelia Island Real estate at its best.&lt;/font&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;font face="Calibri" size="3"&gt;Continuing south we pass a large area of undeveloped ocean front property before entering the southernmost tip of the Island. Say welcome to Amelia Island State Park. Amelia Island State Park encompasses the entire southern tip of the Island. With broad sand beaches, open to the public for driving. As you approach the park, one is awestruck at the spectacular view as the Nassau River meets the Atlantic Ocean. Sandbars dot the entire expanse of the waterway and are clearly evident by the irregular chop of the water. There is no market channel for navigation as the sand is constantly shifting and use of the entrance to inland waters is defiantly not recommended.&lt;/font&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;font face="Calibri" size="3"&gt;Amelia Island State Park is truly one of the most beautiful spots on this majestic Island. We have just past some of&lt;a href="http://www.kathysellsnassau.com/controlpanel/blogs/http:/www.kathysellsnassau.com" title="Amelia Islands&amp;#39; American Beach"&gt; Amelia Island real estate&amp;rsquo;s&lt;/a&gt; finest properties. Suddenly, American Beach.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:14pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;American Beach was founded in 1935 by A.L. Lewis, president of Afro-American Life Insurance Company, with home offices in Jacksonville.&lt;span&gt;&amp;nbsp; &lt;/span&gt;American Beach was to be a resort community for Americas black citizens. Lewis&amp;rsquo; vision was that the black community could have access to the beaches since segregation was being enforced at the time.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:14pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;American Beach was envisioned to be a special place where the black community could relax, as well as a place to own property and be free from the stress of segregation. &lt;span&gt;&amp;nbsp;&lt;/span&gt;Due to its close proximity to the Jacksonville office where most of the employees were Afro-American, it was a perfect location.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:14pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;The property itself consisted of some 200 acres of prime coastline Amelia Island real estate. Both single story and two story dwellings were built along with several commercial establishments. Today developers have purchased and have begun the re-development of nearly half of the original property. Even though American Beach, which is situated between The Ritz Carlton Hotel and The exclusive Amelia Island Plantation, does not share the preservation of natural beauty as its&amp;rsquo; neighbors, it is sad to see such a national treasure go the way it is headed.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:14pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;Is there any wonder that American Beach was placed on the National Register of Historic places in 2002 and is one of the stops on The Florida Black Heritage Trail?&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:14pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;MaVynee Betsch, popularly known as &amp;ldquo;The Beachlady&amp;rdquo; was a local character and staunch environmentalist until her recent death. The Beachlady is reported to have had hair 7 feet long.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:14pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;Now it&amp;rsquo;s time to return to the sands of American Beach and continue our walk south. One must realize that we have just seen a portion of history, in a most unsuspecting place. There have been some &lt;a href="http://www.kathysellsnassau.com/controlpanel/blogs/http:/www.kathysellsnassau.com" title="Amelia Islands&amp;#39; Peters Point to American Beach"&gt;Fernandina Beach homes for sale &lt;/a&gt;along the way but there are no commercial establishments other than an occasional vendor during the weekends.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:14pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;Immediately upon returning to the walk the Carlton Dunes Condominiums of Amelia Island cannot be ignored. Each standing seven stories tall and lined up like soldiers on parade. &lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:14pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;The entire essence of the Island changes as you walk past. No longer do you have the feel of a sleepy beachside casual village but you immediately move into an exclusive ocean resort; and rightfully so. The Carlton Dunes Condominiums are part of the Ritz Carlton Hotel complex which we are now approaching. &lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:14pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;Amelia Island has always been special. Long before it was ever considered a &amp;ldquo;resort community,&amp;rdquo; it had a rich history. From the early days of American history up until the turn of the century Amelia Island has stood out from other areas of the Atlantic Coast. I cannot believe that the draw to Amelia was anything other than the fabulous beauty that nature provided. Because of this uniqueness, the outside world was destined to come. First, Amelia Island Plantation was established and flourished. Then the, The Ritz Carlton Hotel along with the development of Summer Beach opened the floodgates of tourism. Amelia Island will never be the same.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:14pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;The area that I have just mentioned is the section of Amelia that we are now walking. Is there any questioning the reasoning of the developers this particular section of the coast?&lt;span&gt;&amp;nbsp; &lt;/span&gt;Without a doubt, if you are seeking &lt;a href="http://www.kathysellsnassau.com/controlpanel/blogs/http:/www.kathysellsnassau.com" title="Amelia Islands&amp;#39; Peters Point to American Beach"&gt;Amelia Island real estate&lt;/a&gt;, this is some of the finest. &lt;span&gt;&amp;nbsp;&lt;/span&gt;I really believe that it would be impossible to walk this portion of the Island without stopping to marvel at both mans and natures creations. &lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:14pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;Passing the hotel itself and the support buildings, you return to the smaller patio homes and more modest condominiums that compose Summer Beach. We began the walk at Fort Clinch on the north end and now are nearing the center of this historic island. &lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:14pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;Oh, how &lt;a href="http://www.kathysellsnassau.com/controlpanel/blogs/http:/www.kathysellsnassau.com" title="Amelia Island Beaches, Sadler Road to Peters Point"&gt;Amelia Island real estate&lt;/a&gt; is changing. No more little beach cottages that were seen on the north end. Now we are entering into a much more modern area. Two story, modern homes are the norm. Nature still provides the wide beaches with its&amp;rsquo; silver sand, low dunes and the ever present sea oats. In order to reach the ocean, home owners have constructed long wooden walkway over the dunes in order to protect them. Yes, they do somehow distract from the natural beauty but in order to protect nature, we must give up something. I feel that it is a small price to pay.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:14pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;Those of you who have followed my blog and symbolically walked with me should be aware that the further south we walk, the more modern and exclusive Amelia Island is becoming. As Amelia Inland has begun to be discovered by the outside world, the more people have desired to relocate to this paradise. Fernandina Beach has become a Mecca for the more affluent. Although the real estate market is stable, There are many &lt;a href="http://www.kathysellsnassau.com" title="Amelia Island Beaches, Sadler Road to Peters Point"&gt;Amelia Island homes for sale&lt;/a&gt;. I presume, it is the nature of a resort community.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:14pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;As a 42 year resident of the county, I recognize that the residences, the homes, the dwellings themselves are beginning to evolve. I have seen the small single story homes give way to the second story being added. In a few locations the older homes have actually been replaced. One must wonder what will be the face of Amelia Island real estate in the next 42 years. &lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:14pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;As I continuing on south, I notice a very slow and subtle change in the beach itself. To this observer, the beach itself is whiter and wider, the homes are prettier, and at the risk of being called a chauvinist, the girls seem to get prettier. (I just had to insert that). Two and three story condominiums and townhouses dot the landscape now. I wish that I might be good enough at writing to adequately describe the beauty of the Island. Did the native Timucuan Indians appreciate the natural beauty?&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;font face="Calibri"&gt;&lt;strong&gt;&lt;span style="font-size:14pt;line-height:115%;"&gt;Entering the Peters Point &lt;/span&gt;&lt;/strong&gt;&lt;span style="font-size:14pt;line-height:115%;"&gt;it is quite evident that it is a very popular area. They are mostly leftovers from the past century. The sandy beach is unusually steep and crushed seashells have replaced the normal white silvery sand. Yet there is a simple beauty in the majestic of the sea. The waves are small and quiet but you are ever aware that underneath the surface of this placid setting lies a mighty giant ready to arise once the wind shifts and increases in strength. It is truly a force to reckon with.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:14pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;Continuing south, the &lt;a href="http://www.kathysellsnassau.com/controlpanel/blogs/http:/kathysellsnassau.com" title="Walking South from Main Beach"&gt;Amelia Island real estate&lt;/a&gt; is showing sign of change. Dwindling are the antiquated &amp;ldquo;beach cottages&amp;rdquo; of the past. Slowly you begin to see modest homes dated probably into the early to mid 20thcentury, It&amp;rsquo;s is easy to dream that you might love to own one of these. &amp;ldquo;I wonder if there are &lt;a href="http://www.kathysellsnassau.com/controlpanel/blogs/http:/www.kathysellsnassau.com" title="Walking South from Main Beach"&gt;Amelia Island homes for sale&lt;/a&gt; in my price range.&lt;span&gt;&amp;nbsp;&amp;nbsp; &lt;/span&gt;Oh, I love the one built on stilts.&amp;rdquo;&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:14pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;Slowly I notice a subtle change in the shore line. The steep slope, that was present when I began my walk back at Main Beach, is giving way to a gentler slope. It is much more reminiscent of what we normally think of as seashore---beautiful.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:14pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;Looking west from the shore it is very evident that change is present. Homes have really gone up in value. Nature has intervened also. The low soft dunes covered with sea oats have become ever wider. Amelia Island homes are now set back further from the water. It is so wonderful to appreciate how man has gone to great lengths to protect the shore. I know, we hear so much negativism about destroying the planet. Yet, so little is said about the man&amp;rsquo;s efforts to preserve it. &lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:14pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;Ahead I see what must be an old hotel or the likes. There are many more people on the beach and even a few cars. This is the first sigh of commercialism that I have seen since leaving Main Beach at least a mile back.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:14pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;It has been only a few minutes since I started walking but I think I will stop again, enjoy another refreshing drink and surely meet some new faces before continuing on. Being a REALTOR&amp;reg;, I am always talking about &lt;a href="http://kathysellsnassau.com" title="Why is Amelia Island so Special?"&gt;&lt;u&gt;Amelia Island real estate&lt;/u&gt;.&lt;/a&gt; I presume, due to my enthusiasm about this little piece of paradise, I continue to get the question: &amp;ldquo;Why is Amelia Island so special?&amp;rdquo; I will attempt to answer but let me assure you that my responses will be in no particular order. What is first in my mind today will be down the list tomorrow.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:12pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;Probably the beaches are the crowning jewel. There are thirteen miles of pure white sand, from the St. Mary&amp;rsquo;s&amp;rsquo; River to the north to the broad expanses of the Nassau River Sound to the south. White sand that gets between your toes, which legend has it will never get out.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:12pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;Fort Clinch is located at the north of this majestic island. Should you let your imagination wander, you will have no trouble visualizing the thinking of our forefathers, as they selected this site for early settlement. One of the claims to fame of Amelia Island is the fact that it has served under eight different national flags. It is reported that no other place in America has served under as many. Even our predecessors recognized how special Amelia Island was.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:12pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;Continue walking south, along Amelia Islands silver sand, you pass an area known simply as North Beach. This was the area that developed in the late 18th and 19th century as ocean front vacation homes. It was an area that became very popular with South Georgia residents as a vacation get-a-way. Thus the name &amp;ldquo;South Georgia&amp;rsquo;s Riviera.&amp;rdquo; Look closely, the cottages of the past are giving way to modern dwellings, many of which should easily be called luxury homes.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:12pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;&amp;ldquo;Main Beach&amp;rdquo; marks the southern boundary of what I have previously referred to as &amp;ldquo;North Beach.&amp;rdquo; In years past it sported a very small recreation area similar to some of the boardwalks of larger communities. A waterslide, concessions, local watering holes and the like were here. The waterslide is gone, some of the restaurants remain, but little of the &amp;ldquo;charm&amp;rdquo; of Main Beach remains. I still like to go to Main Beach, there is a park maintained by the City of Fernandina Beach, small sand dunes and sea oats maintained by Our Maker. There are things that we should never destroy.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:12pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;In future blogs, I will continue my walk south along the shore line of Amelia Island. The sand remains white; however the real estate begins to change. No place special in mind, we just wanted to go. As REALTORS&amp;reg;, we went through the normal steps of having an associate take our calls, put the dog in the kennel, and away we went. Jim is a third generation native Floridian. Having spent all of his life enjoying the many blessings of living an eventful life in Florida, he held out for a mini trip through his beloved state. &lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:10pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;We traveled southwest from beautiful Amelia Island through Starke, Gainesville and on to US19 along the west coast of the state. Jim remarked: &amp;ldquo;very little change from the past except for the size of the towns. They are still sleepy and holding to the tradition of rural north central Florida.&amp;rdquo; Once we reached Homosassa, we turned south. Nothing special except the demure changed to a frantic hustle and bustle. Gone was the quiet peaceful Florida that Jim had such vivid memories.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:10pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;There were exceptions. We would get off US 19 on occasion and wander through the streets of the various towns and gulf coast communities. Sure some were impressive with their manicured lawns and two story mansions. To Jim, it was not the old Florida.&amp;rdquo; &lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:10pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;Near Tarpon Springs we began to look for lodging for the night. We wanted a hotel or motel on the gulf. To our total amazement, we could find no place to stay. Yes, there were a number of condominiums with weekly rentals but no overnight accommodations. Granted, we were strangers in the area and more than likely we passed a number of places but we found none of them. On down to St Petersburg then Sarasota, still no motels. At dark approached, Jim guided us to I-75 where we did find lodging for the night. Not on the gulf, no Florida sand between our toes but at least a place to spend the night.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:10pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;Next morning we awoke and immediately took a &lt;span&gt;&amp;nbsp;&lt;/span&gt;up a direct route east, across the state. We reached the Atlantic at Cocoa Beach and immediately found reservations in a wonderful oceanfront hotel. At last we were back to Florida.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:10pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;Sunday evening, we reluctantly left Cocoa and returned to our beloved Amelia Island. Our thoughts were in accord. We live in probably the most beautiful part of this great state. We don&amp;rsquo;t understand why everyone doesn&amp;rsquo;t live in our back yard but we thank our lucky stars that they don&amp;rsquo;t. Amelia is truly one of the most pristine places left in the state. When your livelihood comes from selling &lt;a href="http://www.kathysellsnassau.com" title="Amelia Island, My Little Corner of the World"&gt;Amelia Island real estate,&lt;/a&gt; it is impossible not to want to see the area grow. As private citizens, one can be quite happy to see it remain quiet, unspoiled and uncongested. &lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:10pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;We both enjoyed our long weekend, but oh so happy to be back in paradise. I have live in the larger metropolitan city; I have live in near isolation in rural Florida. Nothing beats the experience of living in a small town. Yes, I have something to say. Even by now, I am sure that you have guessed that there was a purpose to this post..&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:12pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;I am absolutely amazed at the response that this community has for RELAY FOR LIFE. Although the big weekend event is months away, the community is already alive with activities and fund raisers for the cause.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:12pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;I am particular impressed with one event, an event, in which I have no connection. Prosperity Bank is sponsoring a free admission &amp;ldquo;MOVIE IN THE PARKS.&amp;rdquo; The first feature will be a movie entitled &amp;ldquo;Sandlot.&amp;rdquo; The movie will be shown at Amelia Islands, Central Park, at 8:30 P.M. this Saturday. Bring your own chair and blanket, and of course we live in Florida so bring your bug spray.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:12pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;I can picture it now, moms and dads with their little ones. Possibly a grandma or grandpa all walking into the park, chairs and blankets in tow, to spend a quite family evening in a small town. &lt;span&gt;&amp;nbsp;&lt;/span&gt;What better setting to teach the little ones the meaning of family? &lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:12pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;But wait! What has a free movie got to do with raising cash for RELAY FOR LIFE? Prosperity Bank will be manning a concession stand with all the items that you might expect at the local cinema. Popcorn, soda, candy and all the other good stuff we have become to expect. EXPECT? No, DEMAND. What is the remedy? There is none, you just fall in love with it and let it become a part of your life. It&amp;rsquo;s wonderful.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:14pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;Amelia Island has the beaches and it has the white sand that is so desirable to play both in and on. &lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:14pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;Amelia Islands most famous and most popular with visitors is one simply called Main Beach.&lt;span&gt;&amp;nbsp; &lt;/span&gt;No fancy name, simply Main Beach. Located at the end of Atlantic Ave, near the North end of the Island, Main Beach provides an easy access to the warm waters of the Atlantic Ocean and also provides several nearby restaurants and neighborhood bars to provide further local color.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:14pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;The &lt;a href="http://www.kathysellsnassau.com" title="Amelia Island Main Beach"&gt;Amelia Island real estate&lt;/a&gt; located nearby is typical of the early Island life. &lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:14pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;It is a great place to visit and get to know the Island. This is the finalization of a RE/MAX approved supplier, Roger Butchers&amp;#39; course designed to train agents to deal with&amp;nbsp;Loss Mitigation and Short Sales, should that step become necessary.&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-size:10pt;font-family:'Arial','sans-serif';"&gt;We are all very much aware of the rapid expansion of the Short Sale market and the many misunderstanding and confusion that it with-in the industry today. Roger Butcher has created a company to first, mitigate loan modifications between lenders and homeowners prior to foreclosure. I seem to remember that I heard recently that the average realtor only make something in the $35,000.00 area. &lt;em&gt;Real Trends&lt;/em&gt; noted that the average realtor only produced 7.6 sides in 2007. &lt;em&gt;Real Trends&lt;/em&gt; did not translate that into dollars but we all can do the math.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:14pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;Is it the prestige? I think not. Have I not heard that&amp;nbsp;REALTORS(r) rank in the area of used car salesmen when it comes to respect? That surly doesn&amp;rsquo;t seem to help spark any interest.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0in 0in 10pt;"&gt;&lt;span style="font-size:14pt;line-height:115%;"&gt;&lt;font face="Calibri"&gt;Is it the unusual hours that we put in? To feel their joy, to see them realize their dream, too see the young couple stepping out into the world as a first time home buyer? Now, add to that the area of Gods great world that I personally live in. Amelia Island is a paradise in its self. What a joy to be a part of this great community. What a joy it is to sell Amelia Island real estate right where I love to live and play.
